The Evolution of Waterfront Newstead

For more than two decades, Mirvac has been bringing the vision for Waterfront Newstead to life. The community is now home to Pier, Park, Unison, Quay and LIV Anura — each contributing to a vibrant and connected neighbourhood. The next chapter is already underway with Isle Waterfront Newstead and Sky Stage 3 continuing the precinct’s evolution, delivered progressively in line with the area’s growth and market needs. These future stages have been part of the master vision from the very beginning, ensuring Waterfront Newstead remains a thoughtfully planned, enduring community.

 

Completed in 2011, Pier is the first and most luxurious stage of Waterfront Newstead. Pier features unrivalled lifestyle amenity including two heated lap pools, two fully equipped gymnasiums, residents function room with boardroom and fully equipped kitchen as well as a concierge service.
Park; a definitive standard of inner city, care-free living consisting of one, two and three bedroom premium apartments with renowned interior styling. Having sold out in 2014, the building is home to some 200 residents with 5.5ha of parkland on its doorstep.
Uni
Sold out in 2018, Unison features a choice of 1, 2 and 3 bedroom apartments plus a special release of terrace homes, courtyard apartments and beautifully designed pavilions. Unison features an exclusive 4,000m2 elevated garden incorporating a lap pool, plunge pool, outdoor kitchen plus gym and health zones and well-being zones.
QUAY Carousel
Recently completed in 2025, Quay is the newest addition to the Waterfront Newstead masterplan, delivering 135 apartments alongside more than 2,000 sqm of new public parkland and setting a new benchmark in design excellence and quality.

Waterfront Newstead's Next Precincts

Isle Waterfront Newstead

Immersed in nature and reaching skyward, Isle Waterfront Newstead commenced construction in November 2022 with completion anticipated in 2026.

Inspired by resort living, Isle will meaningfully connect residents to nature while offering the ultimate in apartment living. Private sanctuaries await with sophisticated one, two and three bedroom residences. Available to a select few are truly opulent three and four bedroom pavilions and penthouses. 

 

 
​Sky Stage 3

In May 2024, Mirvac lodged a Development Application (DA) for the third and final stage of the ‘Sky Precinct’ as part of our $1 billion Waterfront Newstead masterplanned integrated residential community. 

The proposed building is located on the corner of Cunningham Street and Skyring Terrace and complements the design of the previous two buildings within the Sky Precinct - Quay and Isle, both under construction. The newest stage proposes 138 one to four-bedroom apartments across 27 levels along with basement car parking, ground floor retail and rooftop amenity totalling 31-levels.

More than 60 per cent of the final stage will be dedicated to open space, bringing the total area of subtropical parklands delivered across the three stages of the Sky Precinct to over 8,500sqm. 

The proposed open space also includes a new Civic Square on the corner of Cunningham Street and Skyring Terrace which will welcome people to the precinct and connect the Gasworks shopping centre with Waterfront Park.

The Development Application has now been approved.
